When you visit Villas of Leawood at 139th Street and Kenneth Road, you will see the Villas of Leawood sign framed by stone blocks. Enter here. Drive up to the top of the drive and turn right to 139th Terrace or left to 139th Street. Either way you turn will take you in a circular direction that connects about halfway with an extension named Kenneth Court. There is only one way in and out based on the circle. There are 31 units and an additional clubhouse. There are four styles of homes named ABBEY, VILLA, CANTERBURY, CHATEAU, and one TRIPLEX.

A $250.00 refundable deposit and a $75.00 rental fee are required for a resident's private party and $100.00 fee for residents representing a group or business function. Reservations are granted on first request basis. The $250.00 refundable deposit will be mailed back to resident if the Clubhouse is left clean and in original condition.
Children and teenage parties are prohibited.
The renting resident will have exclusive use of the great room only. The guests may not use the pool, patio area, gas grills, library, pool table or exercise equipment. The pool may not be reserved for any party. No party items will be furnished by the Association.
The renting resident is responsible for all clean-up and trash removal. Clean-up must be done (completely) the day of the party.
Damages to the Clubhouse or equipment and any follow-up cleaning done by the Association will be deducted from the deposit. If the deposit is an insufficient amount, the renting resident will be billed the difference.
The resident renting the Clubhouse must be present at all times.
The renting resident must agree to and sign a rental contract.
No residents may make advanced reservations for the use of the Clubhouse more than (1) time during the Christmas season
No residents may make advanced reservations for use of the Clubhouse on a weekend (Friday, Saturday after 12pm or Sunday) more than (3) TIMES DURING A CALENDAR YEAR. Any rentals in excess of (3) times will need to go to Board for approval.
There is no limit to the number of times a resident may make advanced reservations for use of the Clubhouse on weekdays. (Monday through Thursday).
PREPLANNED COMMUNITY EVENTS TAKE PRECEDENCE OVER RENTALS.
